How to read the numbers
You pay (subscription + fees) is the landlord’s out-of-pocket monthly cost. It includes any per-unit subscription plus the platform’s share of each rent transaction. Some platforms have $0 here because they monetize the tenant instead.
Tenants pay total is the aggregate fee burden across all your tenants per month, assuming each pays via bank transfer once. Platforms with $2 or $2.49 ACH fees compound over a year — that $2 × 5 units × 12 months = $120 your tenants pay every year for the privilege of paying their rent. Tenants who pay a fee are notably more likely to disable autopay, which is the leading driver of late-rent chasing.
RentOS Pro is highlighted because the math swings in our favor at most realistic landlord sizes. For a 1-property landlord, Starter is $0. The 'tenants pay' column assumes one ACH transaction per unit per month (the typical case for autopay). Card payments would land elsewhere; we keep the comparison apples-to-apples on bank transfer because that's where the volume is.
- Why does RentOS Pro come up cheaper than 'free for landlords' platforms?
- Because we count every dollar — including the dollars your tenant pays. A 'free for landlord' platform that bills the tenant $2 per ACH costs $0 in the landlord column and $2 × units in the tenant column. On a 5-unit portfolio, that's $120/year your tenants are paying. - What about per-transaction fees and the $5 cap?
- The 0.5% platform fee on RentOS Pro is capped at $5 per rent transaction, no matter how high the rent is. So a $1,500 rent costs you $7.50 in platform fees… capped to $5. - Yes — the Starter tier is genuinely free for the landlord's first property, with any number of units on it. No card required to start. Tenants on Starter still pay $0 ACH. - Where do card payment fees fit in?
- This calculator focuses on the ACH lane because that's where 80%+ of rent volume settles when both lanes are offered. Card payments cost 2.9% + 30¢ on every platform that supports cards (it's Stripe's wholesale rate). On RentOS Pro, the card surcharge is passed through to the tenant by default; Pro landlords can opt to absorb. Even when absorbing, card-funded rent is rare — most landlords steer to ACH.
